Boundary Surveys

A survey for the express purpose of locating the corners and boundary lines of a given parcel of land. Actual physical extent of property ownership on the ground is usually marked by iron rods, rebars, concrete monuments in the ground, rocks with chisel marks, tacks in trees, etc…

Georgia Power Pin-To-Pin

A survey of a lot to verify the straight line distance across the lake shoreline from pin to pin. Based on the distance, Georgia Power will then grant the land owner a certain type of dock permit. This is a requirement for anybody looking to get a dock permit from Georgia Power to build a new dock on the lake.

As-Built Surveys

A combination of boundary and topographic surveys for preparation of a site plan to be used for designing improvements or developments. When construction is finished the Building Departments will require an as-built survey to make sure that everything that was shown on the construction site plan is on the ground now.

Topographical Surveys

A survey locating topographic features – natural and man made – such as buildings, improvements, fences, elevations, trees, streams, contours of the land, etc. This type of survey may be required by a governmental agency, or may be used by engineers and/or architects for design of improvements or developments on a site.

Easement Surveys

An easement is defined as “a non—possessive interest held by one person or entity in the land of another whereby the first person is accorded partial use of such land for a specific purpose. An easement restricts but does not abridge the right of the fee owner to the use and enjoyment of their land.”.

Residential Stakings

Property Line Staking is putting wooden stakes exactly on the property lines. This is for improvements shown on improvement plans for control of construction on developments to a residential property.

A Subdivision Survey is a recorded plat that shows residential or commercial complex, all the lots in the development and is an official record that real estate attorneys use for closings.

FEMA Elevation Certificates

The Elevation Certificate is an important administrative tool of the National Flood Insurance Program (NFIP). It is to be used to provide elevation information necessary to certify building elevations if the building is located in a Special Flood Hazard Area in order to: Determine the proper flood insurance premium rate for the building.

About County Line

County Line Surveying started doing business in the middle Georgia area in 2022. Though the company has not been around long, its staff has over 50 years of experience of Land Surveying in the Middle Georgia Area. County Line Surveying was started and is currently owned by Joseph “ Dusty “ Tyson. A graduate from Berry College with a degree in Mathematics and a graduate from Georgia Institute of Technology with a degree in Civil Engineering. Dusty started his career in Land Surveying back in 2010 as a worker on a crew before becoming Professionally Licensed by the Georgia Secretary of State in 2022.
